Garage Doors in Vaughan, OntarioHear the differencea quiet door makes.

Belt-drive openers, nylon rollers, fresh hinges and a properly tensioned door change the sound of a garage completely. If a bedroom sits above yours, that matters more than it sounds. We can tell you which of those changes would count most for your door.

From the shop

Quiet doors for homes with bedrooms above.

An opener has to be set up for the door it is lifting. We adjust travel limits so the door closes fully without slamming, set the force so it reverses on a light obstruction, and confirm the sensors are wired and aligned. Then we program every remote, keypad and wall button and clear out any codes from devices you no longer own.

Fixing, tuning and replacing

The pages in this section describe real work, not slogans: which parts we measure, what we replace and why, how we test the door afterwards. Use them to understand your options before we talk.

Repairs

Repair & Maintenance

Not every problem needs a new part. Loose track brackets, a hinge screw that backed out, a door that drifts down on its own: these are adjustments, and an experienced set of hands can often settle them in one visit.

Springs

Springs & Hardware

Cables fray at the bottom bracket, drums wear grooves, bearings dry out and springs lose their set. Each is a small part, and each can leave a heavy door hanging crooked.

  1. Steel and nylon garage-door rollers with long stems lie beside a detached hinge on a workbench. — Garage Door Roller Replacement, Vaughan
Garage Door Roller ReplacementThe door is the one the builder installed and has never had a part changed. It works, but it clatters, the wheels are hard white plastic with no bearings in them, and the opener sounds like it is labouring more each…
  2. Gloved hands holding two metal garage-door hinges side by side, one discolored with a visible crack and the other bright silver. — Garage Door Hinge Replacement, Vaughan
Garage Door Hinge ReplacementThe roller at the top of the second panel is leaning outward and only half of the wheel is still in the track. Behind it, the hinge that should hold it flat against the door has a screw missing and another hanging by a…
  3. Gloved hands holding a vertical garage-door track and a wrench at its mounting bracket beside a door hinge. — Garage Door Track Repair or Replacement, Vaughan
Garage Door Track Repair or ReplacementAfter a decade of slushy winters the bottom foot of the track is flaking rust. A roller squeals as it passes, and the channel edge has gone rough and thin where the salt collects.
  4. Two coiled steel cables with loop and stop ends on a workbench. — Garage Door Cable Replacement, Vaughan
Garage Door Cable ReplacementStanding inside with the door closed, you notice the cable on the right side near the floor has gone fuzzy. A handful of broken wires stick out like a bottle brush and the steel underneath is brown.
  5. Detached black coil spring with metal end fittings on a workbench. — Torsion Spring Replacement, Vaughan
Torsion Spring ReplacementThe door drops the last stretch to the floor rather than settling, and when you stop it halfway by hand it slides down instead of staying put. Balance has drifted, and the spring is no longer holding its share of the…
  6. Two coiled extension springs with looped ends, two black pulleys and a loop of steel cable on a worn wooden workbench. — Extension Spring Replacement, Vaughan
Extension Spring ReplacementA bang like a dropped toolbox came from the garage last night. This morning one of the long springs beside the track hangs in two pieces, and the door will only rise a few inches before the opener gives up and stops.
  7. A person stands beside a closed sectional door beneath its overhead spring assembly. — Garage Door Balance Adjustment, Vaughan
Garage Door Balance AdjustmentThe door has grown heavy so gradually you stopped noticing, until a visitor tried to lift it and could not. The opener still manages, but it sounds strained, the chain slaps on the way up, and the wall button gets…

Garage Door Roller Replacement

The door shudders as it rises, worst where the track bends from vertical to horizontal. Watching from inside, you can see one section rock from side to side while the others sit still, and the whole door lands with a clunk.

How a visit goes

Garage door opener replacement takes the tired operator out of your ceiling and installs a new one matched to the door below. It begins with the door: the technician disconnects the old opener and raises the door by hand to confirm the springs carry its weight, because an opener guides a balanced…

2021 census · what it means at the door

  • 8%Newer homes

About 8% of homes in Vaughan were built in 1980 or earlier, according to the 2021 Census.

Many newer homes have a keypad by the door, several remotes and an app that reports whether the door is open. We keep all of these talking to the opener, clear codes from devices that have gone missing and set up new ones so the whole household is covered.

  • 63%Mostly houses

Single-detached houses make up about 63% of homes in Vaughan (2021 Census).

Detached houses often have a room over the garage, a bedroom or an office, which makes the garage door part of the heated envelope. An insulated door, snug weatherstrip and a fresh bottom seal keep that room comfortable and the furnace from working overtime in winter.

Should an opener from before the mid-1990s be replaced rather than repaired?

Manufacturers recommend replacing units made before 1993, since most lacked external entrapment protection such as a photo-eye pair, a sensing edge or a constant-contact close control. Identify the model rather than guessing its age or remote type, since a fixed-code remote with small switches is not proof by itself. Replacing rather than repairing brings the sensor beam, a contact-sensitive force setting, remotes whose code changes on every press and a console lock button.

How should I prepare the garage before the visit?

Move vehicles out onto the driveway, bring any car that needs its built-in buttons programmed, and clear the floor under the door's path and the area beneath the old opener and rail so ladders can stand safely. Take bikes and boxes off shelves that hang near the ceiling line. Know where the electrical panel is, and have the phones that will use the app on hand with your Wi-Fi password.

What is the red cord for?

It is the manual release. A tug on the red handle unhooks the trolley from the door arm so the door can be raised and lowered by hand while the power is off or the operator is being serviced. It hangs high enough to clear a vehicle roof but low enough to reach without a ladder. To reconnect, most units need only be run once and the trolley picks the arm back up; a few take a second tug.

Why does the door need to be balanced, and how is that tested?

Balance means the spring is holding almost exactly the door's weight, so the door neither flies up nor slams down and the opener only guides it. It is tested by releasing the opener, lifting the door to about waist height and letting go: a balanced door stays there. The technician fine-tunes in quarter turns of the spring until the door holds at several heights and travels evenly on both sides.

Is it all right to keep using the door until the visit?

Use the door in a way that keeps you in control. If the opener closes only while the wall button is held, do that only while you can see the whole doorway and nobody is near it. Otherwise close the door first if you can, then move it by hand with the manual release, and get help if it feels heavy or binds. Keep children and pets clear during any test. A door that reverses is being cautious on your behalf.
